Restoring this piece of Alamo Heights history
Custom-matched encaustic replacement for a 1928 bungalow entry — original pattern preserved.
This install came together in the kind of residential context that defines Alamo Heights. We showed up with the right tooling for the job, kept the site clean through the install, and left the owner with a surface built to the specs we quoted — not corners cut to save a half-day.
Respecting what was already there
Historic Alamo Heights homes come with original details worth preserving — hex floor tile, encaustic patterns, period-correct wood trim. We take the time to document what's there before we touch anything, and we work hard to either preserve the original or replicate it with modern materials that match. If a pattern can be custom-ordered we order it. If it can't, we propose a close match and get sign-off from the owner before anything comes out.
Working with 1920s substrates
Early 20th-century floors sit on top of substrates that weren't designed for modern tile. Wood subfloors over joist spans that fail current deflection standards, slab-on-grade with no vapor barrier, mortar beds that have reached end of life. We assess the substrate first and build it up to current standards before new tile goes down. No shortcuts, no 'install and hope' on an old subfloor.
